Rental Policies

Hours of Operation: Operating hours are typically 9:00AM – 5:00PM Monday- Sunday. Hours and days of operation may change dependent upon season, holidays, and weekends.

Deposit Policy: An advance payment of 25% room rent, taxes, and fees is required at the time of booking (50% for 30a properties). This amount will be applied towards your balance. A valid credit card is required to make the reservation, and will be held for 14 days after departure in the event of a remaining balance and/or incidentals charges. All monthly reservations require a $500.00 deposit to confirm the reservation and the first month's payment is due 60 days prior to arrival. We accept MasterCard, Visa, American Express, and Discover.

Advance Payment: All non-monthly reservations require payment of the full balance 30 days prior to scheduled arrival dates. Any reservations that are made arriving within 30 days of booking require the full balance to be paid at the time of booking.

Service Fee: For all paying reservations there is an 8% administrative & resort service fee applied. Taxes and fees are subject to change at any time without prior Where applicable, guests are welcome to participate in resort activities while following each resort’s policies.

Rental Rules: Check in is after 4:00 pm (Central Standard Time). Check out is promptly at 10:00am. Early Check-In and Late Check-Out may be available depending on past/future unit occupancy and can be reserved through guest services, fees may apply. No RV’s, trailers, or boats are permitted. Smoking is not permitted in any rental unit. HOA rules and regulations will be strictly enforced. Any fines or actions initiated by an HOA will be upheld.

Pet Policy: We understand pets are a part of your family, but pets are permitted ONLY in select pet approved properties with advance reservations and non-refundable pet fees. You must inform our reservations center or the check in location directly prior to arrival if you intend to bring a pet to an eligible unit. The only exception to the Pet Policy is service animals.

Age Requirements: The individual making the reservation must be 25 years of age or older, and must occupy the rental unit the entire term of the reservation. Singles under 25 years of age are prohibited unless accompanied by parent or legal guardian. One (1) guardian of 25 years or older must be present for every four (4) individuals under the age of 25. Restrictions may apply regarding the number of people that may accompany a parent or legal guardian. Additional restrictions may apply during peak seasons and holidays. Chaperoned groups are prohibited.

Rates: Rates are subject to change without notice. No rate is considered confirmed until payment has been taken at that rate, and we reserve the right to correct rental rates based on human error or technology malfunction. Rates fluctuate based on peak seasons. Monthly rates are also available on a seasonal basis. Please contact our Vacation Planners for monthly rates.

Cancellation Policy: Upon booking, all funds paid are non-refundable through Sterling Resorts. In the event of cancellation, guests must contact Red Sky Travel Insurance, if they have purchased trip insurance, for any potential refunds.

Change Policy In the unlikely event a reservation is downgraded either in unit size, the number of nights or a rate season change results-- guests are responsible for the originally quoted rate per night, with rate premiums assessed when applicable. A $150.00 change fee will be processed to the reservation, in addition to the room night rate.

Limited Damage Protection: The Limited Damage Protection is a $40.00 plus tax fee added to the reservation total ($50 fo 30A properties). It covers the registered guest against any accidental damages to the unit or its contents for an amount not to exceed $2,000.00, when reported immediately. This fee eliminates the necessity for the traditional security deposits. This gives our guests a complete and total peace of mind by knowing “When accidents do happen…You are covered!” Please report any damage to the unit as soon as it occurs so that we may be able to assess and/or minimize the extent of the damages. The Limited Damage Protection is ONLY valid if the incident is reported PRIOR TO CHECK OUT. It will become void upon departure. If it is determined that the damage was not caused by accident and was the result of inappropriate action resulting in negligence, the guest is then responsible for all damages. The limited damage waiver does not cover smoking inside the units and if any smoke is detected there will be an additional $250.00 charge.

Security of Personal Property: Sterling Resorts is not responsible for any acts of theft or vandalism, or other damages to any personal property or for personal items left by guest in the accommodation at departure. If items left behind are found and wish to be returned there will be a $25 service charge plus shipping.

Requests and Unit Availability: Sterling Resorts will make every effort to honor requests such as; specific floors, unit numbers, and bedding types. However, such requests CANNOT BE GUARANTEED. If the assigned unit is unavailable substitutions will be as similar to that of the original accommodations, including size of unit and property location, where possible. Sterling Resorts reserves the right to change unit assignments without notice. No refunds or reservation discounts will be given due to changes in location of unit, size of bedding, and furnishings.
